NAPIER & HASTINGS BUILDERS AND DESIGNERS

Napier and Hastings builders SS Homes is a Hawke’s Bay company which was founded in 2011, when Jason Sullivan saw a need for a house design and building company that provides superior service and building standards. Jason has spent many years in the housing industry; Jason is a member of the Architectural Designers NZ. All members of ADNZ must meet stringent competency standards and ethics. Jason also has a strong background in building and construction management. Over the years Jason has formed solid relationships and connections with Napier and Hastings builders, as well as tradespeople and contractors, and works with them for new home, bach and renovation projects. They know that building a house in New Zealand is about more than putting a roof over your head – it’s about your needs, your lifestyle and your dreams.

SS Homes know the designing and building process through and through. Their building contracts include an agreed starting and completion date – you can plan ahead, and your home will be ready when you are. You can read more about our process here:

  • 1-6 Weeks: Designing and planning is underway.
  • 6-14 Weeks: Building consent is arranged, and contracts are signed.
  • 14-42 Weeks: Building is underway.
  • 42 Weeks: Handover – your home is ready

  • Insurance: SS Homes provides comprehensive insurance cover to protect your investment, including full contractor’s indemnity insurance in case damage occurs during construction, and public liability insurance.
  • Guarantee: Upon completion, you’re provided with a full 10-year certified builder’s guarantee – anything that needs repair during that time will be taken care of.

MEET JASON SULLIVAN

With over 37 years of experience in the building industry, I have dedicated my career to designing and building quality homes throughout Hawke’s Bay. During that time, I have personally designed more than 150 homes and physically built over 100, giving me a unique understanding of every stage of the design and construction process.

As Director of SS Homes, I personally work with every client from the initial consultation through to the completion of their new home, providing a single point of contact throughout the entire journey.

I am the in-house designer at SS Homes, meaning the person designing your home is also an experienced Licensed Building Practitioner with decades of practical construction knowledge. Unlike many designers who have never built a home themselves, every design I produce is backed by real on-site experience. Every home is designed with buildability, functionality, lifestyle, and long-term performance in mind, ensuring the design works not only on paper but also in the real world.

What truly sets SS Homes apart is that we are a genuine Design & Build company. While many companies promote themselves as design and build businesses, they outsource the design work to external designers or architects. This often means information is passed between multiple parties, increasing the risk of misunderstandings, delays, and unnecessary costs.

At SS Homes, there is no outsourcing of design. I personally design your home, prepare detailed cost estimates using our BuildMaster estimating and pricing system, and oversee the construction process. Because the design and pricing are developed together from the very beginning, every home is designed to suit your budget before construction starts, giving you confidence that your project is both achievable and financially realistic.

I am a proud member of Architectural Designers New Zealand (ADNZ) and hold Licensed Building Practitioner (LBP) licences in Design 2, Site, and Carpentry. These qualifications, combined with more than 37 years of industry experience, enable me to manage every aspect of your project with confidence and professionalism.

As a member of the New Zealand Certified Builders Association, every new home we build is backed by the 10-Year Halo Residential Guarantee, providing independent protection and added peace of mind long after you’ve moved into your new home.
